2 Storey Extension 

This project commenced in March 2021, the property is a 3 bedroom, semi-detached double story house which previously had a small kitchen/ diner. The scope of work was to build a 4m x 6m extension on the rear of the property (bottom floor) opening the kitchen/diner up into a large open plan kitchen/diner. The internal wall was taken out to open the floor plan up even more with Parquet floors throughout. 3.5m bifold doors added to the West facing side to allow full afternoon sun with Velux windows fitted to the Eastern roof.

A new Kitchen has also been fitted and the entire space now flows beautifully.

Above, a second floor bedroom has been added which has given some fantastic views of the Derwent Valley.

The small space and split level garden added a slight challenge to establishing the foundations with stepped levels brought up level to build the block and beam. The existing retaining wall has been removed and a new, reinforced wall built 1m outside of the footprint of the extension. A large amount of the material removed for the foundations has been utilised to refill the new retainer and patio area with drainage added and full compaction of the new area performed to give a solid base for new flagging we will be laying.
